PHASE 1: DISCOVER - learning about your company and setting goals

Through a guided and interactive process we determine your goals and clearly identify what will make your project a success. During this initial period we develop a thorough understanding of how your business operates so we can establish square footage needs, cost estimates, and project time requirements. Armed with this knowledge, you and your broker can best determine total leasable space, lease hold inducements, and lease start dates.

PHASE 2: TOUR - Helping you find your space

Working closely with you and your real estate broker, we provide a test fit to confirm space suitability. We provide technical consulting on optional locations—we help identify value of existing leasehold improvements and provide professional assessments of existing HVAC and electrical systems. You and your broker will then be equipped with the specifics needed to best identify what you require from your potential new landlord.

PHASE 3: BUDGET - strategizing to achieve your project goals

We prepare a preliminary detailed budget based on the selected space and approved test fit, and help you build a wish list of secondary value items that can be priced for inclusion if the budget allows. We then validate timing requirements based on all accumulated scope of work for your project and commit to your move-in date. 

Typically during this phase your final selection of space has been confirmed, as well as lease terms and conditions. It is only at this point that our mandate and fee services begin.

PHASE 4: DESIGN - planning your new space

We creatively develop your new work space. To help this process we provide 3D renderings and 2D drawing and layout options; and prepare optional finishes plans, furniture identification and selection for consideration and final approval. To ensure we achieve our scheduling goal the process of documentation is separated into 2 phases: 

1. First, our focus is on preparing permit-ready drawings as quickly as possible.

2. Second, while we wait for permits to be approved by the city, we complete the detailed drawings required for robust sub-trade tendering. We then deliver a low-cost, best-performance list of recommendations for your review, including locked-in pricing for optional upgrades and other secondary value items determined in step 3.

PHASE 5: BUILD - bringing your spACE TO LIFE

Supported by a roster of highly qualified, talented trades and professionals, we begin to transform working drawings into a real space. We manage the quality and timing, and ensure at the end of your project all deficiencies are complete. No extras or cost overruns will be incurred during construction other than any additional scope of work initiated by the client. Any requested change notices are negotiated by us on your behalf to obtain reasonable and market prices for additional work.

We prepare a schedule of required payments throughout the project corresponding to work completed with final payments released according to all Ontario laws, and prepare close-up documentation to meet city, landlord and client requirements.
